What Is a Real Estate Syndication?

To invest in real estate, there are four options of investment models:
1. Buy a building on your own.
2. Buy into a Real Estate Investment Fund.
3. Buy into a REIT.
4. Invest in a Syndication.

Each model has it’s own benefits and disadvantages and each model is right for some people. Investing in real estate is a diversification tactic for a healthy portfolio, but one which is generally out of reach for all but the very wealthy. Fulcrum Real Estate Partners, LLC was formed, in part, to help fill an investment void, giving more people the ability to invest in “bricks and mortar” at a more affordable price point.

WITH FULCRUM YOU ARE NOT OWNING A BUILDING OUTRIGHT
When you own a building outright, you make all the decisions about which building to buy and when to sell. And you rely on your own experience to buy the right building. You receive 100% of the return, however, the initial investment price is out of the range of most people. In addition, you bear all the risk for the building and must manage the property or hire a property manager.

A Real Estate Fund invests your equity capital to purchase a number of properties. However, the cost of entry for an individual investor can be high—$500,000 or more and the investments are entirely up to the investment professionals.

A Real Estate Investment Trust (REIT) is comparable to investing in a mutual fund of properties and/or mortgages. The funds are highly liquid, but there is no transparency regarding which properties you are investing in. REITs trade similarly to mutual funds and often follow the stock market.
